
The Stockbridge council approved plans for new townhomes on Davis Road. The applicant presented its request at the May 8 meeting.
Final approval allows 165 units. The applicant initially sought 235 units.
Davis Road Townhomes
The proposed development is located at 576 Davis Road. The property has 27.6 acres. The city council approved rezoning the land to MFR (multifamily residential). It previously had RA zoning.
Councilwoman Yolanda Barber, in whose council district the request lies, asked to table the item until July. Her motion died for lack of a second. The other council members — Alexander, Blount and Thomas — voted to approve it. Councilwoman Gantt was absent from the meeting.
In addition to the rezoning request, the council approved a comp plan amendment. The change was from low-density to high-density residential. City staff recommended approval of the change, as well as the rezoning.
A unique aspect of the property — it’s long and skinny — presented a challenge. The applicant, Forestar Real Estate Group (USA), Inc., sought a variance because of this. The variance reduces the front yard setback from 50’ to 25’. It too received council approval.
The city council added the following conditions on the project: to require at least 30% stone on the building facade, and to add a pool to the amenities. They also reduced the number of units from 170 to 165.
The future townhomes will have a mixture of 20’ wide and 24’ wide units. The 20’ wide units will each have a one-car garage; whereas, 24’ wide units will have a two-car garage. The applicant estimates each townhome will have three bedrooms.
Community amenities will include the aforementioned pool, a clubhouse, dog park and playground. The plan also has eight acres of open space. This area will have a walking trail within it.
