The Locust Grove council held the public hearing on Monday, April 17, for the proposed Shops at Indian Creek grocery store. The applicant is not able to share the end user at this time.
It is common practice in commercial real estate for the end user to be confidential until the project gains final approval. The applicant described them as one of the leading grocery stores in the southeast.
Shops at Indian Creek Grocery Store
The proposed Shops at Indian Creek grocery store is located on thirty acres. The property is at the southwest corner of state route 42 and Tanger Blvd. In addition to a grocery store, the project would have auxiliary shop space and seven outparcels. The proposed grocery would be about 48,000 square feet.
The applicant, Venture South Investments of Decatur, GA, has submitted several applications to Locust Grove. They include the following:
- Amend the future land use map from office and medium-density residential to commercial. A portion of the property already has a commercial designation.
- Rezone the property from office, multifamily residential and planned development to general commercial (C-2).
- Approve a variance and master sign plan to allow one additional monument-based sign on highway 42.
- Approve architectural renderings for the project.
The council held the requisite public hearings on Monday night. The applicant spoke in favor of the request; whereas, a few neighbors spoke in opposition. They also asked questions about the project. The city council will vote whether to approve the request at their Monday, May 1, meeting.
If the city approves the request, then the applicant estimates final design and permitting would take one year. Construction would then last about one year. The new store could possibly open in the first half of 2025.
