New Turner Church Road Subdivision on April Agenda

David Weekley Homes is proposing its first Henry County subdivision in many years. The new subdivision would be on Turner Church Road in McDonough.

Turner Church Road Subdivision

The proposed Turner Church Road subdivision is on 152 acres. It is located on the north side of Turner Church between highways 20 and 155. The property annexed into city limits in November 2021.

The applicant, David Weekley Homes, is requesting to rezone the property from RA-200 (residential agricultural) to R-50 (single-family subdivision). The homebuilder would be new to the Henry County market after a 15–20 year absence. They have worked in the Atlanta area since 1999, primarily on the north side.

The property in question has historically seen several proposals to develop. In one example, a Phoenix, Arizona developer proposed 399 lots on the property in 2019. They later withdrew their request.

David Weekley Homes is proposing 281 lots. This includes a mixture of 8,000 sq ft and 9,000 sq ft lots. The lots would be 60’ wide and 70’ wide, respectively. The applicant proposes minimum home sizes of 1,800 sq ft for the 60’ wide lots, and 2,000 sq ft for the 70’ wide lots. All homes would have a two-car garage.

Proposed Amenities & Buffers

The applicant is proposing seven amenity areas in the project. Proposed amenities include, but not limited to, dog parks, open lawn areas and two playgrounds. There would be a pool and clubhouse. In addition, the concept plan has a 30’ buffer on Turner Church Road and a 100’ buffer next to the adjacent subdivision, Emerald Plantation. The city council can adjust these buffers or require other conditions should they approve the project.

The city planning commission will consider the request at the April meeting. The MPC meets on the second Tuesday of the month. This will be on April 11. They start at 6 pm at city hall. They will recommend either approval or denial on the request.

Subsequently, the council will consider it on Monday, April 17. Their meeting also starts at 6 o’clock. They meet at city hall. Both meetings will have a public hearing.

It is worth noting this project tabled in March so the applicant could host a meeting with area residents. It is possible the request may table again dependent whether this meeting has occurred.
