Developers wishing to build a new gas station at the corner of state route 42 and Jackson Street in Locust Grove must present their case on Monday night, March 20. In addition, anyone may speak for or against the proposed development during the public hearing.
The Locust Grove city council meets at the city public safety building next to city hall. Meetings begin at 6 pm.
Jackson Street Service Station
4787 Highway 42, LLC of McDonough, GA is petitioning the city of Locust Grove to rezone property from RA (residential agricultural) to C-2 (general commercial). The 3.37-acre tract is located at the northeast corner of state route 42 and Jackson Street. The applicant is proposing a new service station off Jackson Street as well as associated retail space.
The city council will hold a public hearing about the request on Monday, March 20. They will consider voting whether to approve the rezoning at their subsequent meeting on Monday, April 3. All meetings are open to the public.
The applicant’s conceptual site plan depicts a 4,680 square feet convenience store with two auxiliary retail spaces. Each supplemental retail space measures 1,560 square feet. The applicant proposes a restaurant and barber shop within the two spaces. For comparison, the building’s total size – 7,800 square feet – is slightly larger than the service station at state route 42 and John R Williams Pkwy. The proposed Jackson Street service station would have eight fuel pumps out front.
The city future land use map is a primary factor in staff’s evaluation of the request. The map supports commercial development on the subject property. Based on this, city staff are recommending approval with one condition. The condition would require the applicant to revise their site plan because it presently shows an additional prohibited use. The proposed storage space is not allowed within C-2 zoning by city ordinances.
