Construction can now proceed forward following architectural plan review for the Tanger Blvd apartments in Locust Grove. The city council completed the plan review during their February 6 meeting.
RangeWater Real Estate of Atlanta, GA will be developing the twenty-five acre project. They received zoning approval in August 2022.
Tanger Blvd Apartments Plans
RangeWater’s development is located off Tanger Blvd. The property is behind Hampton Inn across from Tanger Outlets. Separate from this development, there is a five-acre commercial outparcel available further south from Hampton Inn for future development.
The new apartments development will have three-hundred units. They will be the first market-rate apartments within the city of Locust Grove. Since rezoning approval last August, the developer has had to revise their site plan. They removed all three-bedroom units. As such, the project will be limited to one and two-bedroom units. The developer previously estimated rents will be $1,500–$2,000+ monthly.
Zoning conditions approved by the city council necessitated the site plan changes. The developer must donate land and construct a new roadway on the northern boundary of the property. This borders the existing KFC / Taco Bell and auto repair center. The proposed road, when complete, would extend behind Ingles and tie into Frances Ward. The city is responsible for project costs behind Ingles.
Following the changes, the proposed development will have nine three-story buildings. The buildings will be in the center of the property. Two-story buildings similar to townhomes will be on the property edge. There will be nine townhome buildings. Such buildings will offer garages for individual tenants. Finally, the future amenities area offers a pool and clubhouse.
The Locust Grove council approved architectural renderings on February 6. This was a pre-requisite before building construction. Land clearing work will likely begin in the near future.
