Three public hearings scheduled in Locust Grove

The Locust Grove city council will hold three public hearings during its upcoming meeting. The council meeting will be on Monday, May 17, at 6 pm. Requests include the proposed Marketplace Blvd apartments and a new Bowden Street subdivision.

Meetings occur at the Locust Grove Public Safety Building next to city hall. Masks are required and meetings are open to the public. The city typically posts meeting materials, such as the agenda and packet, on Friday before the meeting.

Marketplace Blvd Apartments

Moving Henry Forward previously reported in February a rezoning request to build apartments. Now, the city will conduct the public hearing.

The project consists of 37.95 +/- acres located northwest of Walmart. The applicant plans two points of road access off Marketplace Blvd. Proposed uses include the following:

  • 540 residential units (apartments)
  • 20,000 square feet of retail space
  • 175,000 sq ft of mini-storage
  • 5,000 sq ft of fast food restaurant

The proposed commercial uses are on the road frontage. The apartments would be offset from Marketplace Blvd beside I-75.

If the council approves the request, then the project will be the first market apartments in the city. Presently, the city has two senior living apartment buildings.

Locust Grove generally votes on rezoning requests two weeks following the public hearing. Because May has five Monday’s this year, the next council meeting will be in three weeks on June 7.

Text Amendment

In addition to the above request, the city council will hold a public hearing regarding a text amendment. The proposed amendment would add provisions for multifamily developments with 12–20 units per acre within the town center area.

Locust Grove commonly adds to its development code when the existing language does not support an applicant’s request. Past examples include allowing tattoo shops within the city and self-storage in the C-3 zoning district.

Bowden Street

Finally, the city will hold a public hearing for a new subdivision off Bowden Street. The property — located south of the senior center — consists of 17.78 +/- acres.

The applicant, Sunrise Builders, Inc. of Jonesboro, GA, is requesting a rezoning from RA (residential agricultural) to R-3 (single-family residential). The R-3 zoning district allows min. lot sizes of 12,000 square feet.

Sunrise Builders also built Cottage Grove off Davis Lake Road. The subdivision consists of forty-six lots.
