Developer proposes third apartment complex off South Point Blvd

The McDonough Planning Commission received the first look at a new rezoning request during their February meeting. The project, labeled Crest South Point on city documents, proposes the third apartment complex off South Point Blvd and second new project since 2019.

The rezoning request is at the intersection of state route 81 and South Point Blvd. The 36-acre property starts west of Sons Honda dealership and stops before Haven Ridge subdivision. The development proposes two entrances, one each off Sons Drive and highway 81.

The applicant, The Residential Group of Atlanta, GA, submitted a rezoning request for five acres of commercial zoning and thirty-one acres of multifamily housing. The property is presently zoned RA-200, the city’s equivalent to residential agricultural.

The Residential Group portfolio consists of apartment complexes in Florida, Georgia, North Carolina and Tennessee. The company has completed several projects in Canton and other north metro communities

Crest South Point proposes 378 units. The applicant shared the units will be 50% one-bedroom units, 45% two-bedroom and 5% three-bedroom. This breakdown is fairly common in new apartment complexes.

The five acres of commercial development are located along the state route 81 frontage. Each outparcel measures 1.5 acres. In addition, the project proposes co-working office space in the main apartment building. The space aims to support the increase in working from home since the pandemic started.

Two years ago, McDonough reduced the number of units before approving an apartments request. If the council finds it appropriate to do so, then they could also reduce the number of units in this request.

Council Meetings

The city council is expected to consider the project in March. Meetings start at 6 pm at McDonough city hall. Dates include the following:

• Planning Commission Public Hearing & Recommendation – Tuesday, March 9. (MPC recommended denial 3-2)
• City Council Workshop – Thursday, April 1.
• City Council Public Hearing & Vote – Monday, April 19.

Meetings are open to the public. Attendees must wear facial covering inside city hall and temperature checks occur upon entry.
