A variance request by Chick-fil-A, Inc. appeared before the zoning advisory board. The request is located off highway 155 south of East Lake Parkway in Union Grove.
The zoning advisory board approved the request on Thursday, January 14.
Chick-fil-A in Union Grove
If the variance request is approved, then Chick-fil-A is expected to build a new location in Union Grove. Currently, area residents must travel to either Eagle’s Landing or Lake Dow for the Atlanta-based restaurant.
The property is located between Advance Auto Parts and Wendy’s. The land measures 1.17 +/- acres.
Despite the Kroger Marketplace halting construction as part of a nationwide stoppage, the outparcels have since gained momentum. Burger King and Wendy’s opened in 2019. The largest outparcel consisting of 2.25 acres remains available next to Burger King.
January 13 update: the company applied for a variance to reduce the front setback off highway 155. The company is asking to reduce the setback from 50’ to 34’. The reduced setback will accommodate parking spaces and a dual-lane drive-thru. The dual-lane drive-thru is a feature on all new Chick-fil-A locations.
Planning staff recommend approval of the variance request.
If approved by the ZAB, then variance requests do not appear before the board of commissioners. The property is zoned C-2 (general commercial).
Moving Henry Forward reported in October that Chick-fil-A is planning a Locust Grove location. The company requested from the city and received a similar variance to reduce the front setback. Likewise, the Locust Grove variance helps to support parking and the drive-thru. Construction should commence this year.
Company modernizing locations
Chick-fil-A Eagle’s Landing recently closed for a complete rebuild. The current building opened twenty-one years ago. January 8, 2021 was their last day before closing.
The location will receive a new building and traffic flow. The store’s reopening will be in summer 2021.
Two years ago, the company closed the Chick-fil-A Dwarf House on Georgia 138. The Stockbridge location reopened as Truett’s Chick-fil-A in July 2019.
Chick-fil-A has rebuilt stores elsewhere in Atlanta. The company recently proposed a complete tear-down and rebuild in Hapeville — the site of Truett Cathy’s original restaurant. Cathy and his brother Ben opened the Dwarf Grill on the property in 1946.
