New industrial development continues in Locust Grove with the latest project, entitled Locust Grove Logistics Center, planned to build in 2021. The development is located north of Colvin Drive off Georgia 42.

The 23.43 +/- acre property was rezoned to M-1 (light manufacturing) in 1977 as part of the former Smead property. The Smead plant was built in 1978. A 371,750 square feet distribution facility is planned on the property.

As of November 5, land disturbance permits for the project have not yet been applied for. The project is estimated to deliver to market in the third quarter of 2021. Leasing is being handled through Reliant Real Estate Partners LLC.

A development of regional impact (DRI) review will not be required for the project. DRI reviews are required for new distribution projects of 500,000 square feet or greater.

Site access is planned with two entrances off Georgia 42 and one entrance from Colvin Drive. Permitting for the Georgia 42 entrances will be through Georgia DOT with turn lanes likely required. There is potential for rail service by Norfolk Southern from the adjacent railroad.

Scannell Properties and GBLG Development, developers for the under-construction Gardner Logistics Park, are installing a new traffic signal at SR 42 and Colvin Drive and will be making improvements to Colvin Drive to accommodate heavy truck traffic.

Construction on the new 205,200 sq ft Love’s tire retread and distribution center recently went vertical at the corner of Colvin Drive and Davis Lake Road. A total of 1,220,500 square feet of industrial space is planned on the property located east of the Norfolk Southern railroad tracks.

Radial, Inc. and Home Depot have leased space in phase I of Gardner Logistics Park, located on the west side of Georgia 42. The two companies are hiring for a combined 944 positions with more than 1,000 seasonal opportunities available at Radial. An additional 251,832 square feet remains available for lease.
