The Gates at South Hampton is a new proposed subdivision located off Floyd Road in the city of Hampton. The development would also have vehicle access off South Hampton Road via a separate but related annexation and rezoning request.
HP Henry, LLC has applied for rezoning from RA (residential agricultural) to the city of Hampton’s R-3 (single-family residential) zoning district for 201.43 +/- acres. The adjacent annexation request includes an additional 43.23 +/- acres.
The applicant has also applied for an amendment to the city’s comprehensive land use plan from rural residential to low-density residential. The city council will conduct a public hearing to receive public comments about the project on Tuesday, February 11, at 6 pm. Meetings are held at Hampton city hall.
307 single-family lots are proposed on the larger two-hundred acre tract. The adjacent project includes 82 proposed lots, a reduction from the previously proposed 91, for a total of 389 lots within Gates at South Hampton.
The city of Hampton’s R-3 zoning district allows minimum lot sizes of 12,000 square feet. City planning staff have recommended an average lot size of 18,000 square feet for the development. The applicant has proposed minimum heated floor area of 2,200 square feet for the homes.
Hampton planning staff have recommended approval of the rezoning request with fifteen (15) conditions. Some of the conditions include requiring a left-hand turn lane into the development off Floyd Road, a minimum twenty feet evergreen vegetative buffer along the property boundary, privacy fencing along the rear lot lines for lots adjacent to Cobblestone Ridge subdivision, and requiring gated access into the subdivision.
City staff also recommend approval of the associated comprehensive plan amendment noting the property has access to public sewer and when considering the surrounding developments. Staff reports are available on the city website: larger two-hundred acre tract | 43-acre annexation.
