
The McDonough city council approved a rezoning request from ECI Ventures, LLC of Atlanta, GA to construct 260 apartments off South Point Blvd. The applicant reduced their number of units from 294 to address concerns regarding density by the McDonough Planning Commission.
The 28.31 +/- acre tract is located northwest of the South Point commercial shopping center. Specifically, the property is behind Havertys Furniture, Hobby Lobby, and TJ Maxx.
Zoning conditions limit the number of three-bedroom units to five percent, require a completed intersection evaluation for SR 81 West at South Point Blvd, and include a twenty foot streetscape buffer along South Point Blvd. Brick and / or stone materials shall comprise a minimum of fifty percent of each facade for the two buildings fronting South Point Blvd, and a minimum of twenty percent for the remaining buildings on site.
The applicant’s letter of intent states they intend to provide “a best in class luxury apartment community†with quality finishes and a variety of amenities. Planned amenities include a swimming pool, fitness center, clubhouse, pet care center, and community garden. Construction is estimated to last twenty months with units opening in 2021.
The applicant’s parent company, ECI Groups, owns fifteen apartment complexes in the metro Atlanta and north Georgia market. South Point Blvd will be the company’s first development south of I-20.
The rezoning request originally included 1.14 acres on the east side of South Point Blvd. That portion was removed by the land owner when ECI Ventures renegotiated the purchase to reduce the number of units.
Diverging Diamond Interchange lets in May 2020
Georgia DOT’s project to install a diverging diamond interchange (DDI) at I-75 exit 218 / state route 20 lets for construction in May 2020. Construction is estimated to last 10 – 12 months to complete the project.
DDI’s improve traffic operations and reduce the number of crashes by implementing a cross-over within the exit. This allows motorists making a left-hand turn on or off the interstate to do so without crossing in front of opposing traffic.
Once complete, traffic operations on state route 20 will improve approximately twenty-five percent reducing delays and helping McDonough motorists reach their destinations quicker.
