

The McDonough city council approved an application for annexation of 0.57 +/- acres during their meeting on Monday, October 21. The property is located at 1148 Highway 20/81 West and is the former home of Waffle House.
In August, the city council annexed the adjacent property, formerly home to Ruby Tuesday, as part of the same project. The applicant, Matt Boone of ForCAST Real Estate Development, estimated the construction value at $6.5 to $7 million for the redevelopment.
Possible tenants were not mentioned at this week’s meeting, other than to say there will be four to five businesses on the site depending on square footage and parking requirements. Previous discussions at council meetings referenced Dunkin Donuts, My Eyelab, a to-be-announced fast casual restaurant, and Valvoline oil change as expected tenants.
The city council voted 7-0 to annex the property and rezone from Henry County’s C-2 (general commercial) zoning district to McDonough’s C-2 district. There were no speakers during the public hearings for the project.
The properties continue a trend of redevelopment on the east side of I-75. The RaceTrac service station opened late last year and the neighboring Taco Bell saw a complete rebuild. Rock n Roll Sushi McDonough opens soon in the former Pizza Hut restaurant and it was shared earlier this month that Dairy Queen will be demolished to make way for a new Wendy’s.
