

Jim Chapman Communities of Atlanta, GA is proposing an active adult community along state route 20 in Hampton, between East King Road and South Hampton Road. The Henry County zoning advisory board, acting in its capacity as the city of Hampton’s zoning advisory board, recommended denial of the request on Thursday, September 12.
The 65 acre property is currently designated for commercial development as part of a larger 249 acre planned development rezoned in 2002. The applicant is proposing to change fifty (50) acres to a multifamily pod for the purpose of constructing 250 townhomes. The remaining fifteen (15) acres would remain available for future commercial development.
Planned community amenities include a 4,000 square foot clubhouse, swimming pool, tennis/ pickleball courts, community gardens and walking trails. Individual units would offer a one-car garage and single-story two-bedroom two-bathroom design.
The request to modify the planned development will be presented to the Hampton city council at a later date for the final decision. Henry County planning staff had recommended approval of the request with sixteen conditions as part of their staff review.
ZAB recommends denial based on neighbors’ opposition
A number of residents in the adjacent Cobblestone Ridge subdivision spoke against the proposed development and expressed opposition to the builder’s townhome concept. Residents also voiced concern over the proposed development’s plan to only take access off local streets, not via its frontage on state route 20. Following the public hearing, the zoning advisory board recommended denial of the project despite earlier comments that appeared favorable to the developer’s concept.
