

A proposed mixed use project has been submitted to the Georgia Department of Community Affairs for review as part of a new Development of Regional Impact application. Entitled the Stockbridge International Business Center and located at 380 Flippen Road, the project proposes 3,358,000 square feet of development space.
The development proposes to include the following:
- 2.4 million square feet of warehouse / industrial space
- 783,000 square feet of multifamily housing comprising 730 units
- 100,000 square feet of office space
- 75,000 square feet of retail space
Forest Development Group plans to develop the project, represented by Gary Furrow. Furrow is also the agent for the proposed Fairview City Center project unveiled at a town hall meeting in September. That project has not yet appeared before the zoning advisory board nor been submitted for the requisite DRI review.
The project totals 310 +/- acres, with land fronting both sides of Flippen Road. The proposed project is located entirely within unincorporated Henry County.
Additional information must be submitted to the state, including a traffic impact study, before the Atlanta Regional Commission can complete the DRI review. It could be four to six months before the process is completed and the rezoning request presented to the board of commissioners.
