
Henry County approved plans for a new conservation subdivision off Chambers Road. The project plans to build 21 lots on a forty-acre property.
Conservation subdivisions require the developer to maintain at least forty percent open space when building their project. This particular request plans to preserve 81%, or thirty-three acres.
Chambers Road Conservation Subdivision
The Reservoir Group of Madison, GA submitted the rezoning request for property at 1500 Chambers Road. This is located about one half-mile south of Jonesboro Road. They sought an R-2 with sewer zoning district. Previously, the property had RA (residential agricultural) zoning. The applicant also applied for a conservation subdivision permit.
The zoning board approved the conservation subdivision permit in May 2022. In addition to the open space requirements mentioned above, there must be buffers around the property. This includes a 100’ buffer off the road and a 50’ buffer on other property lines. To meet these requirements, the ordinance allows builders to construct quarter-acre lots.
Henry County unanimously approved the rezoning request at the February 21 board meeting. Some of the zoning conditions require the following:
- The development is limited to 21 lots. The project shall build a mixture of single-story ranch and two-story craftsman houses.
- Single-story ranch homes shall have brick or stone exteriors on all four sides. All other homes shall be a mixture of brick, stone or cement fiberboard. There shall be a brick or stone water table at least 3’ in height.
- Each home shall be at least 2,000 square feet. Homes shall have a two-car garage and covered front porch or stoop.
- Community amenities require at least a 1,000 square foot pavilion. A homeowners association is required.
The applicant estimates home prices will be in the low to mid-$400 thousand.
