Property off Jonesboro Road in McDonough could become multiple restaurants if the city approves an applicant’s rezoning request. Albireo Real Estate Investments, LLC is seeking a zoning change of 4.5 acres to allow drive-thru restaurants.
The property is located at the southeast corner of Jonesboro Road and Wesley Lakes Blvd. Residents may recall German grocer Lidl previously planned a storefront at the location. That is no longer the case after the company scaled down its U.S. expansion plans.
Jonesboro Road Drive-Thru Restaurants
The four-acre tract has a present zoning of C-2 (general commercial). The applicant is seeking C-3 (highway commercial) zoning. Within the city of McDonough, property must have C-3 zoning to build restaurants with a drive-thru. Otherwise, the existing C-2 zoning supports restaurants as a use.
The applicant is proposing to subdivide the property into four buildings. Two of the four buildings would be national-chain fast food restaurants. The drive-thru’s are buildings A and C on the concept site plan. Building B is general retail space. Finally, building D would house multiple retail tenants.
The property is adjacent to the new Jonesboro Road park. The applicant has proposed to provide pedestrian connectivity between the park and retail / restaurant development. They are also seeking to develop a restaurant in building D that would overlook the park.
To mitigate concerns stemming from the drive-thru restaurants, Albireo Real Estate is proposing enhanced landscaping around the buildings. They provided McDonough with a concept plan for landscaping around building A. This building would occupy the street corner at Jonesboro Road and Wesley Lakes Blvd.
The McDonough city council heard an initial presentation from the applicant during their September 1 meeting. They will conduct a public hearing and vote on the request at the upcoming September 19 meeting. In addition, the planning commission will recommend either pass or deny for the project during their Sept. 13 meeting.
