Conservation Subdivision Approved on New Hope Road

A1 Home Builders, Inc. of Franklin, TN has received approval for a conservation subdivision on New Hope Road. The applicant presented their request at the March 2025 zoning board meeting.

Because the applicant applied for only a conditional use permit, they do not present to the board of commissioners. The property will remain its current zoning, residential agricultural.

New Hope Road Conservation Subdivision

A1 Home Builders, Inc. is located in middle Tennessee. Looking at their website, it appears New Hope Road in Locust Grove could be their first project in Georgia. The company applied for a conditional use permit to build a conservation subdivision on the 144-acre property.

The 144 acres are located on the southern end of New Hope Road near Peeksville Road. The land today consists of natural forest. A conservation subdivision, for those who may be unfamiliar, will preserve more natural forest compared to a conventional subdivision. Instead of clear-cutting the property, the conservation subdivision requires the builder to preserve at least 40% of the property as green space. On this project, the applicant plans to preserve 64 acres or 52% as green space.

In addition, the applicant must preserve a 100’ undisturbed buffer along New Hope Road. There is also a 50’ buffer requirement on the other property boundaries.

The subdivision will have 50 lots via one entrance off New Hope Road. Each lot is on at least one acre. Homes will be a minimum of 1,800 square feet.

The diagram is from a nearby similar project. It illustrates how the home builder will clear only space for a home on each lot. This should leave extensive natural forest between and around each home when complete.

The zoning advisory board unanimously approved the conditional use permit for a conservation subdivision on March 13, 2025. Construction typically begins about 12-18 months later. That’s because the applicant has to complete engineering and design work before they can apply for permits. A 50-home subdivision may take about 1-2 years to build-out once work begins.

Future students who reside in the subdivision would attend New Hope Elementary, Locust Grove Middle and Locust Grove High School. That’s based on school attendance zones as of March 2025.
