Wisconsin Developer Picks Up Plan for New Apartments in Locust Grove

A Wisconsin-based developer is preparing to build a new apartment complex in Locust Grove. The 328-unit development will be near I-75 exit 212 and Bill Gardner Parkway.

Springs at Locust Grove

In fall 2022, Tellus Partners sought rezoning for fifty acres located northwest of the I-75 exit. The land is accessible off Price Drive. The city council approved the rezoning request last November with conditions. Such conditions require, but not limited to, road improvements on Price Drive. At the time, Tellus Partners opted not to further pursue the development.

Now, Continental Properties of Wisconsin has picked up plans for the project. Their development must follow all conditions imposed by the city council one year ago. They have also updated the project from the original plan. The updates ”meet or exceed the original intent,” according to city staff. For example, they will be offering some attached and detached garage units. This was not on the original plan.

The development will have a mixture of two and three-story buildings. Two-story buildings will provide each unit with a private ground-level entryway. There will also be eight attached garages available within the building. Three-story buildings will provide access through a central hallway. Detached garages will be an additional option for these residents. Finally, each unit will have a private balcony or patio.

The project’s architectural style is urban farmhouse. Exterior materials include fiber cement board-and-batten siding with stone accents, all in a neutral color palette. Accessory buildings, like the clubhouse and maintenance building, will match the exterior finish.

Project Schedule

The Locust Grove council will soon consider approving building elevations for the project. This will be considered at the September council meeting. Council approval on elevations is unique to Locust Grove. Such work is completed by staff in other cities and the county.

Following such approval, the developer can proceed forward to apply for building permits. Once land disturbance begins, constructing an apartment complex is typically a two-year timeframe.

Of note, the original site plan also included commercial buildings and fifty-six townhomes. Such components are not being built at this time.
