Construction is underway for a new Shell station off Tanger Blvd in Locust Grove. The new convenience store will be located at the intersection with Indian Creek Road.
Land disturbance and clearing work began in December 2022. The city council will consider approving architectural renderings for the property in February.
Tanger Blvd Shell Station
The new Shell station will be facing to the east, or towards Indian Creek Road. The building will have space for a second tenant in addition to the convenience store. It sits on a 1.96-acre lot.
The Locust Grove city council rezoned the subject property for commercial use in April 2021. At the time, the council voted 4-3 to approve the request. Two factors which contributed to the council’s decision were a commercial designation on the future land use map, and the adjacent street corner already had commercial zoning.
Zoning conditions require the owner / developer to preserve an undisturbed buffer between the residences and gas station. There shall also be a fence. Finally, the developer shall install a sidewalk along Tanger Blvd and Indian Creek Road.
Road access will consist of one entrance each off the adjacent roadways. The city does not presently have plans for an intersection improvement at the location.
The land owner, Mr. Gajjar of Locust Grove, has a second project pending approval. That project is located at state route 81 and Upchurch Road. At this time, the rezoning request is not yet scheduled for a final public hearing and decision by Henry County.
