New development proposes 1,135 units in Hampton

Henry County planning staff have notified the Georgia Department of Community Affairs about a new development of regional impact (DRI) review in the Hampton community. The DRI review is being triggered by a rezoning request submitted to the local government.

LGS Holding Group, LLC of Stockbridge, GA is proposing 1,135 residential units in a single-family and townhome community. The project also includes a twenty-five acre farm to table agricultural farm.

The proposed development consists of approximately 301 acres. The property has road frontage off state route 81, old highway 3, North Steele Drive, and Lovejoy Road.

The project is estimated to have a build-out value of $257.5 million and would generate $5.3 million in annual local tax revenue. The full build-out of the project is estimated in 2030.

Once the Atlanta Regional Commission publishes their preliminary report concerning the project, a 30-day comment period will follow for state and local government agencies before ARC completes the DRI review. The request cannot proceed to the board of commissioners for a decision until that review has been completed, but may be scheduled before the zoning advisory board in the interim.

The land owners applied for annexation across county lines into the city of Lovejoy in summer 2017. Henry County objected to the annexation preventing Lovejoy from becoming what would have been the county’s fifth city.

Included within the same annexation request, 39.4 +/- acres located at the northeast corner of US Highway 19/41 and state route 81 was later rezoned by Henry County to support commercial and multifamily development. Commissioners approved the rezoning in August 2017.
