

A request to build a new subdivision on Elliot Road did not go as planned for the developer when it was first presented to the zoning advisory board, following strong turnout from nearby residents in opposition. The ZAB denied the conditional use permit for a conservation subdivision and recommended denial of the rezoning request.
Builders Professional Group, LLC of Jonesboro, GA has requested rezoning of 87.29 +/- acres from RA (residential agricultural) to R-2 (single family residence) on sewer for property located at 728 Elliot Road. The applicant is proposing 130 lots for a net density of 1.91 units per acre.
The project had proposed to build a conservation subdivision on the property, which allows the developer to build lot sizes as small as 10,890 square feet in exchange for the preservation of at least forty percent open space, but the zoning advisory board denied that request for a conditional use permit.
Without the conditional use permit, the applicant will be required to build lot sizes of 22,000 square feet or larger.
The rezoning request is supported by the future land use map’s designation of low density residential development for the property. Henry County’s comprehensive land use plan defines low density residential to support between one and two net dwelling units per acre.
The rezoning request will be presented to the board of commissioners on Tuesday, April 16, at 6:30 pm. A second public hearings will be held allowing audience members to comment on the proposal.
