
The Lower Woolsey Henry 780 LLC industrial project, located west of the Atlanta Speedway Airport, was approved for rezoning to M-1 (light manufacturing) by the Henry County Board of Commissioners.
Applicants plan to build seven warehouses totaling 6.1 million square feet of new industrial space on the 683 acre property. No construction is proposed within the runway approach area nor floodplains on the site.
The applicant applied for rezoning in June, prior to the adoption of the Imagine Henry 2040 comprehensive plan. The new plan includes policies to limit traditional warehousing / distribution within the Atlanta Speedway mega site; however, the applicant is grandfathered into the old comprehensive plan. The applicant is grandfathered into the 2030 future land use map, which previous commissioners changed in October 2014 to match the applicant’s industrial intents.

Properties adjacent to the Atlanta Speedway Airport are included within the highway corridor overlay; however, that was first interpreted to only include a portion of the subject property. District II Commissioner Dee Clemmons added a zoning condition that the entire property must follow the overlay.
The Henry County Board of Commissioners have concluded their evening meetings for the year and will not hear any further rezoning requests prior to the end of the current term. Over the past two years, this is the only industrial request granted by the board.
